Does sanitizing actually fix a duct odor, or just cover it?

Sanitizing is a second step, never the first. An antimicrobial applied over dust lands on dust, not on the duct. Surfaces have to be cleaned first. Then a product registered for HVAC surfaces gets applied, and the label dictates contact time and whether it can touch porous material at all. Fogging a loaded return plenum does nothing useful.

Material decides what is possible. Bare galvanized sheet metal in older downtown-era homes cleans and wipes down well. Flex duct has a thin inner liner. If the core is torn or delaminated, sanitizer soaks into fiberglass and the problem stays. Fiberglass ductboard from 1970s-90s Florida construction is the hard case. Once ductboard has absorbed water and grown mold, it does not come back. That section gets replaced.

Most odor calls here trace to moisture, not germs. Attic humidity condensing on cold supply surfaces. A boot that dropped into attic insulation. A return pulling attic air. A dirty evaporator coil and a slimy condensate pan after an eight or nine month cooling season.

Find the water first. We check the coil, the pan, boot connections and return leakage before anything gets sprayed. Sanitizing without that correction buys a few weeks.
