Air Duct Cleaning FAQ — Lakeland, FL

Common questions from homeowners in Lakeland and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How many years should pass between duct cleanings on a Lakeland home?

Most houses here land somewhere in the three to five year window. The reason it's not longer is runtime: cooling season runs March through November, so your blower is pushing air eight or nine months a year instead of four. Add oak and bahia grass pollen from February through May, plus mineral and field dust blowing in off the phosphate land and open agriculture south and east of town, and the loading adds up faster than it would further north. If you've got pets, recent remodeling, or someone in the house with asthma, pull that interval in.

Walk me through what actually happens during the cleaning.

We inspect the system first, including the blower compartment and the coil, and tell you what we see before anything gets unpacked. Then every supply and return register comes off, a negative-air machine gets hooked to the trunk line near the air handler, and the system goes under vacuum. Rotating brushes and compressed-air whips work each branch run back toward the vacuum so the debris leaves through the hose instead of landing in your living room. Registers get washed, the blower and plenum get cleaned, and we put everything back and show you the before-and-after.

How much of my day does this take?

A typical three-bedroom block ranch with one air handler runs three to four hours. Older bungalows near downtown and Dixieland sometimes take longer, since retrofitted ductwork in a 1920s house rarely runs in straight lines and the access panels are wherever somebody cut them. Two-system homes in the newer subdivisions along I-4 and the Polk Parkway generally mean most of a day. We give you a time estimate at the walkthrough, not after we're halfway in.

Why would my neighbor's duct cleaning come in different from mine?

Register count is the biggest single driver. After that it's how many air handlers you have, how reachable they are, and what shape the duct material is in. Flex duct in a hot Lakeland attic that's gone brittle has to be handled gently and slowly; sheet metal trunk in a crawlspace is faster. Heavy coil fouling, a sagging or disconnected run, or sand and construction debris sitting in the boots all add work. You see the walkthrough findings and a written number before we touch anything, and the estimate costs nothing.

Do I need to clear rooms out, and how dirty does this get?

Clear a path to each vent and to the air handler closet. We'll shift a chair or an end table if it's in the way, but we'd rather you move breakables and anything heavy before we arrive. The system stays under negative pressure the whole time, which is the point of the vacuum, so debris goes out the hose rather than into the room. Drop cloths go down at the air handler, we wear boot covers, and anything we unscrew goes back where it came from.

My airflow is bad and the laundry takes forever. Which problem is that?

They're separate systems, and the symptoms tell you which one. Dryer trouble shows up at the dryer: clothes damp after a full cycle, a hot laundry room, lint on the outside flapper, a burning smell. HVAC trouble shows up at the registers: weak air in back bedrooms, uneven temperatures room to room, dust reappearing on furniture days after you wiped it. Long dryer runs through a block wall or a roof cap clog faster here because humid lint packs tight, so plenty of Lakeland homes have both problems at once. We check both while we're there.

Suppose there's microbial growth in the system. Then what?

We stop and show you, with photos if it's somewhere you can't easily see. Summer dewpoints in the mid-70s mean cold supply metal and damp insulation are a normal part of life in Polk County, and growth near the coil or on a wet drain pan is something we find regularly. Cleaning alone doesn't fix it if the moisture source is still there, so we'll point at the cause, whether that's a plugged condensate line, a return pulling humid attic air, or duct board that's absorbed water. For anything beyond surface treatment on hard surfaces, we'll tell you straight that it's a remediation job, not a duct cleaning job.

Does a fresh filter go in before you leave?

Yes, a standard-size filter is included, and we install it at the end so the new one isn't catching the debris we just stirred up. We stock common sizes for Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment. If your system takes an oversized media cabinet or a specialty cartridge, tell us the size when you book and we'll bring it. We'll also show you where the filter lives and what MERV rating your blower can handle without choking airflow.

Can somebody come out before the end of the day?

Often, yes. Call in the morning and there's a decent chance of an afternoon slot, especially outside the June-through-September stretch when afternoon thunderstorms and failing systems keep everyone busy. If the schedule is full we'll say so instead of giving you a window we can't hold. For urgent situations, a bad smell when the AC kicks on, visible growth at a register, a dryer vent you think is blocked, say that on the phone and we'll prioritize it.

How far out from Lakeland do you travel?

Lakeland proper and the surrounding Polk County communities, out here in central Florida ridge country between Tampa and Orlando. That takes in the older neighborhoods around the chain of lakes inside city limits, Parker, Hollingsworth, Mirror and Hunter, the 1950s-70s concrete-block ranch tracts, and the newer subdivisions on the Lake Wales Ridge sandhills north and south along I-4 and the Polk Parkway. Plant City, Auburndale, Winter Haven, Mulberry and Bartow are all regular stops. Give us your address and we'll confirm it's on the route.
